Hey Chris...I want a royalties check from you....I mentioned the Rudermann building when everyone was whining about the closing of that crap Converse Restaurant! Pave it all! We need more paid-parking for the city...so that the city can collect money for parking tickets...just like Mumbles Menino who openly said that the city of Boston depends on parking tickets for revenue :)

Let’s capitalize on Malden’s "eclectically blended" community, I say a make it a little marketplace "International Row" if you will. There is a lot of parking in that area and it would create jobs.
But please no more dollar stores or nail places.

I believe the building was originally built (before Ruderman's Furniture) as a theater. It's too bad the economics wouldn't support converting it back to a movie house. I like the "International Row" angle that Alethia suggests. Cambridge had great success in converting the old Sears store in Porter Square into the Porter Exchange Building, which has Japanese restaurants and shops on the ground floor, with mixed used above (the Smithsonian Observatory had offices there for quite some time. I'm not sure if they are still there...)

Which comes to the idea of mixed use. It's the one thing Malden hasn't got yet is a building really zoned for restaurants, shops, professional offices, and apartments (top floors). Ruderman's probably wouldn't support apartments, but there could be a community room on the first floor for events (this can be double-purposed for local business meetings), along with a decent café that serves late and has wifi.

I always a proponent for the idea of moving city hall. It would be great to tear down that building, and build a new, but more classic New England style (19th century) city hall. It would look much more beautiful than the Ruderman's building.

A location like porter exchange suggested by Brian is a great idea. In addition to that, I would not mind the following options: Landmark Theaters location (See Kendall Location in Cambridge), Technology offices (attract technology firms/startups- technology community centre), General office space, Art gallery, Teen Center (Paula’s idea), Multi-business (Bakery/Coffee shop/ Restaurant/….), and lastly a Health Club.

A bank, we can never have enough banks. Every empty space or building that becomes availible seems to be turned into a bank.

The City should at least look into the area for a new City Hall. I always thought the area where that ball park is going would have made a good City Hall site.

The owner of the property, John Pereira of Combined Properties, told us years ago he was hanging onto the property as the Mayor (Howard) had a vision of using it for the high school to use. It is the only part of that whole block not owned by the city or used for the high school. Wonder if this is the leverage being used for Combined to build those apartment buildings (200+ units) on the Super Fitness site...

Watch out for another Malden Redevelopment Authority Disaster. Get the City Mayors Office busy on contacting viable developers!!!

I think it should be a nice-looking parking garage with a great teen center in it. I don't understand the people that say there's a lot of parking around there,. When the high school has an event,or other events held in Jenkins Auditorium, or the library has an event, parking is a nightmare. Keep in mind that our library is designated historic and so is the area around it. I think there are about 5 regular spaces and two handicapped places to park for the entire library. So that will never change. Also, I'm pretty sure Mayor Christenson has talked about moving City Hall into the existing high school building. A nice looking parking garage would be well-suited for that too.

City doesnt have the money for a new city hall, but tearing the old one down would help correct the mistakes of our forefathers. Why not put city hall up on Waits Mountain. Plenty of space, could have a 'commons" area, should be able to park there, nice view, and the city already owns it, but if I remember right, doesnt consider it an "active park"
