VISIONS FOR VACANCY: What Should Replace Rudermans?

The big box building has been empty since the antique co-op left late last year. What would you like to see in that space?

 

Sure, we walk past empty storefronts in Malden all the time - but do you ever wonder what could take their places? 

Each week, Patch will feature a different vacant storefront in the city, and ask for your ideas.

This week's vacancy is Rudermans, the furniture shop nee antique co-op nee vacancy at 42 Ferry Street. Since the furniture left, there have been plenty of suggestions for usage, including some talk that the space could become a new city hall.

Hey Chris...I want a royalties check from you....I mentioned the Rudermann building when everyone was whining about the closing of that crap Converse Restaurant! Pave it all! We need more paid-parking for the city...so that the city can collect money for parking tickets...just like Mumbles Menino who openly said that the city of Boston depends on parking tickets for revenue :)

Whatever is done with that space, PLEASE make sure there is enough parking. The area is having many problems with parking already (from the high schools, the rink and etc) and it is very poorly patrolled! Please respect the folks who live in the area too!

Let’s capitalize on Malden’s "eclectically blended" community, I say a make it a little marketplace "International Row" if you will. There is a lot of parking in that area and it would create jobs.
But please no more dollar stores or nail places.

I believe the building was originally built (before Ruderman's Furniture) as a theater. It's too bad the economics wouldn't support converting it back to a movie house. I like the "International Row" angle that Alethia suggests. Cambridge had great success in converting the old Sears store in Porter Square into the Porter Exchange Building, which has Japanese restaurants and shops on the ground floor, with mixed used above (the Smithsonian Observatory had offices there for quite some time. I'm not sure if they are still there...)

Which comes to the idea of mixed use. It's the one thing Malden hasn't got yet is a building really zoned for restaurants, shops, professional offices, and apartments (top floors). Ruderman's probably wouldn't support apartments, but there could be a community room on the first floor for events (this can be double-purposed for local business meetings), along with a decent café that serves late and has wifi.

I always a proponent for the idea of moving city hall. It would be great to tear down that building, and build a new, but more classic New England style (19th century) city hall. It would look much more beautiful than the Ruderman's building.

That is one ugly building to house a future City Hall, unless they tear it down and reconstruct with a completely different architectural design, otherwise use the current building "as is" for different purposes.

A location like porter exchange suggested by Brian is a great idea. In addition to that, I would not mind the following options: Landmark Theaters location (See Kendall Location in Cambridge), Technology offices (attract technology firms/startups- technology community centre), General office space, Art gallery, Teen Center (Paula’s idea), Multi-business (Bakery/Coffee shop/ Restaurant/….), and lastly a Health Club.

All these ideas for businesses to fill the empty building are good, especially the theater, art gallery, health club and multi-business use.

The big question is: does Malden have the right demographics to patronize and sustain such businesses? Personally, I seriously doubt that.

Agreed DannyBoy...We just bought a house in Malden and I'm increasingly more worried about the city. This new mayor seems like he is pushing for many changes for the better. The quality of the cities website alone scares me.

What do you think the city can do to attract a demographic to sustain these types of businesses? I personally think technology firms in Malden can be a plus as their employees may help improve the quality of businesses. Better yet some may move closer to work and help the real estate market.

A, I think attracting technology firms to set up shop in Malden is a wonderful idea, since we have plenty of office space and parking currently available around in this city. It will definitely boost the city's revenues with taxes on businesses, and the employees would definitely patronize any surrounding eateries and businesses. This alone will change the makeup of Malden Center for the better, and if those employees decide to make Malden their home as well, then that is just icing on the cake. This is definitely an angle worth pursuing by the Mayor and Chamber of Commerce, and will bode well for the city in the long run, it will just take some time for the residents to see the effects.

The owner of the property, John Pereira of Combined Properties, told us years ago he was hanging onto the property as the Mayor (Howard) had a vision of using it for the high school to use. It is the only part of that whole block not owned by the city or used for the high school. Wonder if this is the leverage being used for Combined to build those apartment buildings (200+ units) on the Super Fitness site...

Thanks for the info Annie. The MRA needs to stop being so myopic about redevelopment projects in the city (i.e. apartment buildings), stop pandering to those developers' wishlist, and start coming up with a more sustainable and better vision for Malden.

I think it should be a nice-looking parking garage with a great teen center in it. I don't understand the people that say there's a lot of parking around there,. When the high school has an event,or other events held in Jenkins Auditorium, or the library has an event, parking is a nightmare. Keep in mind that our library is designated historic and so is the area around it. I think there are about 5 regular spaces and two handicapped places to park for the entire library. So that will never change. Also, I'm pretty sure Mayor Christenson has talked about moving City Hall into the existing high school building. A nice looking parking garage would be well-suited for that too.

Teresa, in the roundtable discussion on MATV yesterday, the mayor said that they are still exploring new sites to house City Hall, so nothing definite is in place.

City doesnt have the money for a new city hall, but tearing the old one down would help correct the mistakes of our forefathers. Why not put city hall up on Waits Mountain. Plenty of space, could have a 'commons" area, should be able to park there, nice view, and the city already owns it, but if I remember right, doesnt consider it an "active park"
